Overview
Adman Int was appointed by Cairn Housing Group to deliver a programme of firestopping reinstatement works across multiple retirement housing courts as part of a planned compliance improvement initiative. The project focused on addressing deficiencies within risers, utility cupboards, voids and attic spaces, ensuring the integrity of fire compartments was reinstated in accordance with Scottish fire regulations and best practice.
The works formed Phase 1 of a wider programme and were managed by Cairn Housing Group’s Property Investment Team.
Scope of Works
The scope included firestopping remediation works across the following occupied retirement housing developments:
Aitkin Court, Kirkcaldy
Cluny Court, Blairgowrie
Condor Court, Carnoustie
Dewar Court, Perth
Gilmour Court, Glenrothes
Wimberley Court, Broughty Ferry
Works delivered included:
Penetration sealing to service penetrations within walls and floors
Firestopping within risers, service cupboards and concealed voids
Installation and reinstatement of cavity barriers within roof and attic spaces
Remedial firestopping following identified defects
Full recording and documentation of completed works
Key Challenges
The project was delivered within occupied retirement housing, requiring a sensitive and well-coordinated approach. Key challenges included:
Working safely around elderly and vulnerable residents
Managing access within confined risers and attic spaces
Maintaining fire compartment integrity while coordinating multiple work areas
Ensuring minimal disruption to residents and building operations
Our Approach
Adman Int adopted a structured and resident-aware delivery approach. Site-specific RAMS were developed, and works were carefully sequenced in coordination with Cairn Housing Group to manage access and minimise disruption.
All firestopping installations were completed by trained in-house operatives and supervised by competent personnel. Works were carried out in accordance with tested systems and the guidance set out in the Scottish Technical Handbooks (Fire). Robust quality assurance procedures were implemented throughout, including photographic records and installation logs suitable for audit and asset management.
Outcome
The project successfully reinstated fire compartmentation across multiple retirement housing courts, improving life safety for residents and supporting Cairn Housing Group’s wider fire safety and asset management objectives. The works were delivered in a controlled, compliant manner, providing the client with clear documentation and confidence in the long-term performance of the firestopping installations.
