D&G College - Stranraer Campus - Fire Door Remediation & Replacement Programme
Work Type
Fire Door Surveys, Remediation & Replacement
Value
~ £110,000.00
Duration
3 Months
Overview
Adman Int was appointed by Dumfries & Galloway College to deliver a programme of fire door remediation and replacement works across its further education estate. The project followed a survey-led approach, with Adman Int initially carrying out comprehensive fire door surveys to assess compliance, identify defects and inform remedial requirements.
Following completion of the surveys, Adman Int was subsequently awarded the tender to deliver the remedial and replacement works, providing continuity from inspection through to compliant delivery.
Scope of Works
The project comprised fire door surveys followed by targeted remedial and replacement works across occupied college buildings.
The scope included:
-
Fire door surveys to 128 doors, establishing condition, compliance and priority defects
-
Remedial works to 65 existing fire doors, addressing identified non-compliances
-
Firestopping works behind architraves to 53 doors, reinstating compartment integrity where disturbed or deficient
-
Replacement of 6 fire doors, where remediation was not technically viable
-
Recording, photographic evidence and documentation to support audit and compliance
All works were delivered in accordance with manufacturer guidance, tested systems and current fire safety standards.
Key Challenges
The project was delivered within a live further education environment, presenting a number of operational challenges, including:
-
Working within occupied teaching and circulation areas
-
Maintaining safe and compliant escape routes at all times
-
Coordinating surveys and works around college timetables
-
Managing access discreetly to minimise disruption to staff and students
-
Sequencing remediation and replacement works efficiently
Our Approach
Adman Int adopted a structured, evidence-led delivery approach, beginning with detailed fire door surveys to establish a clear and auditable baseline of compliance.
Survey findings were categorised and prioritised to inform a targeted remediation strategy, allowing works to focus on life-safety critical defects while minimising unnecessary replacements. This approach supported value for money and effective programme delivery.
All remedial and replacement works were carried out by trained, in-house operatives under competent supervision. Firestopping behind architraves was completed using tested systems to ensure the integrity of fire-resisting construction was reinstated. Robust quality assurance processes were applied throughout, supported by photographic records and digital documentation.
Outcome
The programme was successfully delivered, achieving compliant fire door remediation and replacement across the college estate.
The survey-led approach enabled Dumfries & Galloway College to:
-
Establish a clear baseline of fire door compliance
-
Address priority defects efficiently and proportionately
-
Improve compartment integrity through targeted firestopping works
-
Retain clear, auditable records to support ongoing compliance
This project demonstrates Adman Int’s ability to deliver end-to-end fire door programmes within live education environments, from initial survey through to compliant remedial and replacement works.
