Overview
Adman Int was appointed by Cairn Housing Association to deliver Phase 4 of a planned, multi-year firestopping reinstatement programme across its retirement housing stock. The appointment followed the successful delivery of Phases 1, 2 and 3, reflecting confidence in Adman Int’s technical capability, quality assurance processes and ability to operate effectively within sensitive, occupied environments.
Phase 4 continued CHA’s structured approach to addressing identified firestopping deficiencies and maintaining the integrity of fire-resisting compartments across its estate.
Scope of Works
The Phase 4 scope comprised a programme of firestopping remediation works delivered across the following occupied retirement housing courts:

Penetration sealing to service penetrations within fire-resisting walls and floors

Firestopping within risers, service cupboards and concealed voids

Full digital recording and documentation of completed works
Key Challenges
The programme was delivered within occupied retirement housing, presenting a number of operational challenges, including:

Working safely around elderly and vulnerable residents

Managing access within confined risers, voids and service areas

Coordinating works across multiple courts within an active housing environment

Maintaining fire compartment integrity while sequencing works efficiently

Minimising disruption to residents and daily building operations
Our Approach
Adman Int applied its established, phased delivery methodology, refined through earlier programme stages. Site-specific RAMS were developed for each court, and works were carefully planned in coordination with Cairn Housing Association’s project and court coordination teams to manage access and minimise disruption.
All firestopping works were delivered by trained, in-house operatives under competent supervision. Installations were completed in accordance with tested systems and the guidance set out in the Scottish Technical Handbooks (Fire). Robust quality assurance processes were implemented throughout, including photographic evidence, digital asset records and installation logs suitable for audit and asset management purposes.
Outcome
Phase 4 successfully reinstated fire compartmentation across six retirement housing courts, supporting Cairn Housing Association’s ongoing compliance obligations and improving life safety for residents. Delivered as part of a long-term, multi-phase programme, the works provided CHA with consistent quality, clear documentation and confidence in the long-term performance of completed firestopping installations across its estate.
