Overview
Adman Int was appointed by Cairn Housing Association to deliver Phase 2 of a planned firestopping reinstatement programme across its retirement housing portfolio. The works formed part of CHA’s wider investment in fire safety compliance, building on earlier phases of delivery.
Following the successful delivery and performance during Phase 2, Adman Int was awarded the optional Phase 3, extending the scope of works across further retirement housing courts and reinforcing confidence in our delivery approach.
Scope of Works
The scope comprised a programme of firestopping remediation works delivered across multiple occupied retirement housing developments as part of Phases 2 and 3.
Works delivered included:

Penetration sealing to service penetrations within fire-resisting walls and floors

Firestopping within risers, service cupboards and concealed voids

Installation and reinstatement of cavity barriers where missing or defective

Remedial firestopping works to address identified non-compliances

Full digital recording and documentation of completed works
Key Challenges
The project was delivered within occupied retirement housing over an extended programme, presenting several operational challenges:

Working safely around elderly and vulnerable residents

Managing access within confined risers, voids and service areas

Coordinating works across multiple sites and phases

Maintaining compartment integrity while sequencing works effectively

Minimising disruption to residents and day-to-day building operations
Our Approach
Adman Int adopted a structured, phased delivery approach tailored to the sensitivities of retirement housing environments. Site-specific RAMS were developed, and works were carefully sequenced in coordination with CHA’s project and court coordination teams.
All firestopping works were delivered by trained, in-house operatives under competent supervision. Installations were completed in accordance with tested systems and the guidance set out in the Scottish Technical Handbooks (Fire). Robust quality assurance processes were implemented throughout, including photographic evidence, digital asset records and installation logs suitable for audit and asset management.
The consistent application of this approach across Phase 2 led to the award of the optional Phase 3, enabling continuity of delivery and quality across the wider programme.
Outcome
The Phases 2 and 3 programme successfully reinstated fire compartmentation across CHA’s retirement housing stock, supporting regulatory compliance and improving life safety for residents. Delivered over a 12-month period, the programme provided CHA with clear, auditable documentation and confidence in the long-term performance of the completed firestopping works, while demonstrating the value of a consistent, phased delivery approach.
